The Role
Reporting to the COO Hermes and VP Design & Construction Vantage, the Project Director will be substantially responsible for the oversight and administration of the construction contract between Hermes and the Design Build Contractor for the expansion and renovation of Larnaka (“LCA”) and Pafos (“PFO”) airport terminals and supporting infrastructure. This position will require interactions and relationship development with key stakeholders including the Design Build Contractor, Operations and Facilities staff and key Airport Stakeholders. The primary objective for the Project Team is to deliver the Redevelopment scope of work on time and on budget. This position will have several direct reports and will support the work at LCA and PFO and other Vantage network sites as the need arises.
Duties and Responsibilities
- Monitoring and administering the construction contract and ensure the construction contractor provides design, building and equipment compliant with Hermes’ and licensees’ or other airport user’s requirements.
- Monitoring and ensuring licensees’ and other airport users’ provision of Phase 2 design elements to the construction contractor and in completion of the works to be carried out by those licensees (i.e. Concessionaires) or other airport users on or before the relevant scheduled completion dates.
- Development and maintenance of the Master Schedule with respect to detailed design, construction, testing, commissioning, and related operational readiness activities. The Construction Contractor is responsible for the development and implementation of the Design and Construction Schedule and will provide to the Owner’s Representative regular updates of schedule progress and any necessary changes and mitigations.
- The Project Director will effectively be Hermes’s primary point of contact for the Construction Contractor. Project Management Team will monitor and administer the Construction Contract through provision of the following services:
- Receive and coordinate responses to all correspondence, requests for information, and/or transmittals between Hermes and the Construction Contractor and subsequently promulgate to Hermes’ relevant bodies for their subsequent processing, responses to, or direction for the Construction Contractor.
- Administration of all contract change orders and claims, including the mitigation thereof. Develop a project risk log specific to the activities for the planned work at LCA and PFO where Hermes has exposure and identify mitigations to reduce the likelihood and or severity of such risks.
- Review the regular construction reports summarizing the construction activities during a given month, which will be prepared by the Construction Contractor, and will advise the COO of project progress, any delay or other events of which the Project Director has become aware and that may in its reasonable opinion have an adverse effect on the operations of the Airports or the progress of the Works.
- Coordinate the development of the Plan of Construction Operations to ensure disruptions to ongoing operations at the Airports are minimized, alternate operating procedures are developed, and all disruptions are fully mitigated.
- Project team to oversee the fit-out of licensee and tenant spaces on behalf of Hermes.
- Review Monthly progress draws submitted by the Construction Contractor to verify the accrued value of work has been achieved in any given month and requesting adjustment when necessary.
- Coordinate and deliver Operational Readiness Services at the Airports and shall ensure all disciplines including maintenance, operations, commercial, information technology, along with Airport Users, are prepared to operate in the expanded built environment.
- Accountable and responsible for review of Drawings and Specifications for expansion and renovation.
- Accountable to finalize and conclude requirements for site logistics, including site office, laydown, staging, support and any specific requirements that remain unresolved with Hermes and the Contractor.
- Participate in and provide guidance, opinion and perspective to construction site phasing and schedule logic to ensure the most efficient execution of the work and to ensure Contractor has appropriately planned for the interface of terminal elements, licensee’s and tenant spaces.
- Lessee Concession Fitout
- Participate in and support the procurement of Food & Beverage and Retail by Hermes, with pertinent information including, required timelines for the work, white box handover dates, base building services and any tenant design criteria;
- Accountable for the review of tenant design for conformance to base building and tenant design criteria. Facilitate any necessary changes or accommodations with the broader JMP team to suit the desired commercial program; and
- Accountable for the tenant fit out of white box space, including handover, mobilization, staging, logistics, schedule management, coordination with base building trades, testing, commissioning and activation of the space.
Primary Qualifications
You have an undergraduate university degree in Engineering with a minimum of 15 years’ work experience in civil engineering, with at least 10 years experience in design and construction. Experience in the aviation sector and professional engineering designation an asset.
